A cércea e a volumetria dos dois edifícios são semelhantes, assim como a estrutura compositiva das fachadas. Não foi possível datar nem encontrar registos das construções originais, contudo dado o sistema construtivo e a consulta realizada no Arquivo Histórico, é possível assegurar a sua existência anterior a 1870. Os edifícios caracterizam-se construtivamente pelo uso de um embasamento em alvenaria de granito, sobre o qual se apoiam os restantes pisos com estruturas verticais e horizontais em madeira. As paredes divisórias são em tabique e os tectos em fasquio. Os pisos superiores caracterizam-se por compartimentos junto das fachadas seguidos de alcovas interiores em regime de comunicação directa. Globalmente, estas construções encontram-se em mau estado de conservação. &lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt;Neste documento, são definidas as estratégias de acções e operações urbanísticas necessárias para a reabilitação do conjunto edificado, compreendendo o estudo multidisciplinar de diagnóstico do património físico e social, através de vistorias realizadas ao abrigo do DL.104/2004.&lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt; &lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt;As vistorias abrangem a identificação do imóvel, identificação de proprietários, descrição detalhada dos respectivos estados de conservação, identificação da ocupação e realização de relatório de descrição das obras necessárias.&lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt; &lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt;Os estudos de desenvolvimento do documento estratégico abordam aspectos de enquadramento urbanístico, análise histórica, condicionantes territoriais, características do edificado (caracterização construtiva, estado conservação, segurança, estética, salubridade…), ocupação e descrição funcional parcelar, estimativa do valor patrimonial, definição de solução urbanística conjunta e parcelar, definição das necessidades de intervenção, indicações de possibilidades tipológicas e de compartimentação funcional, estimativa de custos de intervenção e esboços de viabilidade económica e financeira.&lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt; Neste documento, após a realização de um estudo multidisciplinar de diagnóstico do património físico e social, são definidas as estratégias de acções e operações urbanísticas necessárias para a reabilitação do conjunto edificado. O estudo aborda aspectos de enquadramento urbanístico, análise histórica, condicionantes territoriais, características do edificado (caracterização construtiva, estado conservação, segurança, estética, salubridade…), ocupação e descrição funcional parcelar.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;span style=";font-family:Arial;font-size:10;"  &gt;&lt;span style=";font-family:arial;font-size:100%;"  &gt;Dentro das medidas estipuladas destacam-se: manutenção da volumetria dos edifícios; conservação da configuração das fachadas originais e requalificação das mesmas; recuperação e/ou reposição das caixilharias existentes degradadas e removidas; substituição ou reparação da cobertura; reforma do sistema de drenagem de águas pluviais das coberturas; demolição/reposição parcial/integral de todos os elementos degradados no interior das fracções; eliminação e correcção das infiltrações e patologias existentes no interior do edifício; reorganização interior das parcelas, segundo tipologias preferencialmente habitacionais, dotadas em todas as fracções das infra-estruturas adequadas; remoção de elementos dissonantes das fachadas. Henrique.&lt;br /&gt;O âmbito deste estudo incide sobre a delimitação cadastral das parcelas, desenho e fotografia de alçados, ocupação funcional e física, caracterização construtiva, estado de conservação, historial urbanísticos e classificação patrimonial.&lt;br /&gt;De forma triangular, o quarteirão é composto por 41 edifícios de geometria irregular: 34 parcelas com frente de rua e 8 parcelas com frente para o pátio e viela de S. Sebastião, e para o “logradouro” interior ao quarteirão.&lt;br /&gt;A fachada da Rua de São João foi construída segundo o plano Almadino, apresentando um alçado de forte estrutura compositiva. As fachadas dos edifícios voltadas à Rua do Infante D. Henrique exibem uma riqueza ornamental ímpar, exponenciado pelo edifício da Feitoria Inglesa. A rua de Mouzinho da Silveira construída no último quartel do século XIX, é profundamente marcada pelo seu carácter austero e comercial. As suas fachadas são definidas por uma ordem clara de elementos singulares sem carácter de excepção, os vãos de rés-do-chão fecham em arco ou mais comummente rectangulares com entablamento saliente e recto.&lt;br /&gt;A organização tipológica das construções assume formas variadas, predominando as situações de fracção por piso sob regime propriedade plena onde a coluna de circulação vertical subdivide a propriedade horizontal e é encimada por lanternim ou clarabóia. Estes princípios organizativos resultam fundamentalmente da reduzida frente (vão transversal) disponível para a maioria das parcelas, factor herança que condiciona as tipologias das fracções.&lt;br /&gt;Predomina a estrutura vertical do tipo cantaria/alvenaria de pedra, onde é apoiada a estrutura horizontal do tipo vigado de madeira.&lt;br /&gt;As paredes exteriores são em cantaria/alvenaria com reboco pintado ou revestidas a ladrilhos cerâmicos, com recuados e aproveitamentos de cobertura em taipa de madeira. Isoladamente, alguns edifícios foram alvos de intervenções nos anos oitenta.&lt;br /&gt;O estado geral de conservação é médio/mau, com a proliferação de diversos tipos de patologias. O tipo de intervenção é média. Os lotes têm uma configuração regular, com predominância para maior profundidade que largura.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="font-family: arial;font-family:arial;"  class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style=""&gt;A fachada da Rua de São João foi construída segundo a alçada do plano Almadino, assumindo-se como a mais imponente, predominando edifícios com 5 pavimentos, varandas ao nível do 2º e 4º andar e três vãos por piso. Os vãos são emoldurados por guarnições de granito aparente com caixilharias de madeira pintada. As paredes exteriores são em cantaria/alvenaria com reboco pintado ou revestidas a ladrilhos cerâmicos, com recuados e aproveitamentos de cobertura em taipa de madeira.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="font-family: arial;font-family:arial;"  class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style=""&gt;O sentido tipológico das fracções é igualmente diversificado. Os pavimentos térreos e as caves são espaços amplos destinados ao comércio grossista ou estabelecimentos nocturnos, enquanto que os pisos altos mesclam-se entre habitações e serviços.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="font-family: arial;font-family:arial;"  class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style=""&gt;Os acessos verticais são apenas assegurados por caixas de escadas centrais, com patamares de distribuição em cada piso, existindo pontualmente elevadores mecânicos inseridos nas construções&lt;span style="font-variant: small-caps;"&gt;.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="font-family: arial;font-family:arial;"  class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;&lt;span style=""&gt;Predomina a estrutura vertical do tipo cantaria/alvenaria de pedra, onde é apoiada a estrutura horizontal do tipo vigado de madeira.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p style="font-family: arial;font-family:arial;"  class="MsoNormal"&gt;&lt;span style="font-size:100%;"&gt;Isoladamente, alguns edifícios foram alvos de intervenções nos anos oitenta.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"&gt;&lt;span style=";font-family:Arial;font-size:10;"  &gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt;O estado geral de conservação é médio/mau, com a proliferação de diversos tipos de patologias e casos de ruína eminente. O tipo de intervenção é média/profunda. O Edifício é constituído por três pisos, rés-do-chão voltado para a Travessa do Souto, rés-do-chão voltado para a Rua dos Pelames e primeiro andar. A entrada é independente, mantendo a autonomia de acesso a cada uma das 25 habitações dispostas &lt;st1:personname productid="em banda. Estas" st="on"&gt;em banda. Estas&lt;/st1:personname&gt; habitações foram inicialmente constituídas por rés-do-chão (composto por um compartimento principal e duas alcovas) e aproveitamento de vão de cobertura. Possuem uma frente de iluminação/ventilação estruturada por uma janela e uma porta e em alguns casos existem frestas na parede oposta. Devido a diminuta área por habitação, alguns inquilinos promoveram por iniciativa própria obras de ampliação sem as devidas licenças e autorizações. Em muitos casos essas intervenções não olharam às boas normas de salubridade e segurança, gerando ambientes insalubres e sem habitabilidade. A imagem de conjunto resulta da composição aleatória de volumes de acrescentos justapostos às construções inicias, em função da necessidade espacial de cada inquilino. Com precedências ao período da Judiaria, este edifício ocupa parcialmente um lote estreito e profundo que se estende até à Rua da Vitória através do logradouro. Apesar de ter sido construído com uma única habitação constituída por cave, rés-do-chão e 3 pisos, com caixa de escadas central, actualmente está ocupada por uma tipologia habitacional por piso. O projecto visa a remodelação dos espaços interiores de modo a obter fracções habitacionais independentes, evitando o actual uso do patamar de caixa de escadas como ligação entre os compartimentos voltados à fachada principal e os compartimentos voltados para o logradouro. As fachadas voltadas à rua são simétricas, fenestradas regularmente por três vãos por piso. É classificado como Imóvel de Interesse Público: antigo restaurante comercial – IIP 42, segundo a Carta de Condicionantes do PDM, e o restaurante encontra-se classificado como "Restaurante Comercial" IIP, Decreto nº. 29/84 de 25 de Junho. A sua origem data de 1395 com a abertura da Ria Nova dos Ingleses, actual Rua do Infante D. Henrique, por parte de D. João I. Em 1906 realiza-se uma intervenção ímpar no rés-do-chão do edifício da Rua do Infante com a remoção (neste piso) de uma parede mestra em alvenaria de granito, substituindo-a por vigas metálicas apoiadas em dois pilares metálicos de secção circular esbelta. A nova fachada do rés-do-chão, também toda ela em estrutura metálica, à semelhança do interior segue o estilo Arte Nova. esta intervenção tinha em vista a instalação do Restaurante Commercial. A intervenção procura restaurar valores esquecidos como o uso do rés-do-chão para a restauração, e maioritariamente a vertente habitacional nos pisos superiores. Insere-se num conjunto de três edifícios com o mesmo tipo de alçado e alinhamentos de vãos e pavimentos. O lote é estreito (5m) e bastante comprido (48m) em que o edifício ocupa, em implantação, 36% da área do lote enquanto a &lt;/span&gt;&lt;span style="font-size:85%;"&gt;área restante é preservada para dois pátios a cotas diferentes e jardim.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;  &lt;p class="MsoNormal"  style="text-align: justify; font-family: arial;font-family:trebuchet ms;"&gt;&lt;span style="font-size:85%;"&gt;O programa é de habitação, de tipologia T4, &lt;/span&gt;&lt;span style="font-size:85%;"&gt;para os pisos superiores e garagem para o piso térreo, &lt;/span&gt;&lt;span style="font-size:85%;"&gt;res&lt;/span&gt;&lt;span style="font-size:85%;"&gt;p&lt;/span&gt;&lt;span style="font-size:85%;"&gt;o&lt;/span&gt;&lt;span style="font-size:85%;"&gt;n&lt;/span&gt;&lt;span style="font-size:85%;"&gt;d&lt;/span&gt;&lt;span style="font-size:85%;"&gt;endo às exigências presentes do habitar. Devido à profundidade do lote optou-se por criar um pátio, sensivelme&lt;/span&gt;&lt;span style="font-size:85%;"&gt;nte a meio do edifício, anulando a sua extensa profundidade, permitindo uma nova entrada de luz e ventilação para compartimentos outrora interiores.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt; RICARDO NUNES – REABIPOR, LDA&lt;/span&gt;  &lt;span style="font-family:trebuchet ms;"&gt;&lt;br /&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt;&lt;br /&gt;Datado de 1890 foi originalmente construído para uma habitação nos pisos superiores (1º, 2º e recuado) e comércio/armazém no pavimento térreo.&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt; &lt;/span&gt;&lt;span style="font-family: arial;font-family:trebuchet ms;font-size:100%;"  &gt;Na década de 50 foi alvo de uma ampliação enxertada ao alçado posterior, tendo sido ainda construído um armazém/fábrica de móveis com 3 pavimentos no fundo do lote. &lt;/span&gt; &lt;span style="font-family: arial;font-family:trebuchet ms;font-size:100%;"  &gt;A intervenção cinge-se aos espaços habitacionais, convertendo-os em 4 fracções: no 1º andar uma tipologia T0 e uma T1+1, no 2º andar e recuado, uma tipologia T0 e uma T2 duplex.&lt;/span&gt;&lt;span style="font-family: arial;font-family:arial;font-size:100%;"  &gt; &lt;/span&gt;&lt;span style="font-family: arial;font-family:trebuchet ms;font-size:100%;"  &gt;Dada à riqueza arquitectónica e ornamental, procurou-se a manutenção e recuperação de todos os elementos valorativos. A intervenção molda-se ao edifício, integrando as ambiências existentes nas novas tipologias.
